Q: What are my voting rights in the condominium association?A: Each unit is permitted one vote. Multiple owners must designate one person with voting privileges.
Q: What restrictions exist in the condominium documents on my right to use my unit?
A: Refer to the Rules and Regulations included in the Welcome Package and the Masters Condominium legal documents, which are to be provided to you from the prior owner.
Q: What restrictions exist in the condominium document on the leasing of my unit?
A: Owners wishing to rent their units need to be aware that a minimum of a one-year lease is required. The owner must first submit an application (one must be requested from management) on the prospective tenant(s), along with a non-refundable application fee of $100 before the owner can complete any final documents. A credit search and criminal background check will be made by the Management Company, and will accompany the application to the Board of Directors for approval. Upon acceptance, you may continue with the process of the rental of your unit, however, you are responsible for making your tenants aware of the rules and regulations. The tenants must abide by the same standards of conduct as an owner. Any rule violations and/or any type of problem with your tenants are the sole responsibility of the owner. Eviction of the tenant is the responsibility of the owner.
Q: How much are my assessments to the condominium association for my unit type and when are they due?
A: The monthly assessment is different for each unit. Please refer to the fee schedule for details. Your monthly fee is due the first day of each month. Fees paid after the 10th are assessed a $10 late fee. All fees past due beyond that date are referred to the Association Attorney for collection.
Q: Do I have to be a member of the Association and in any other association? If so, what is the name of the association and what are my voting rights in this association? Also, how much are my assessments?
A: Yes. Membership is mandatory in the Association, and membership of the Master Association is mandatory and automatic. The name of the Master Association is Bay Hill Property Owners Association and the fee is included in your Association monthly fee. No other memberships are required.
Q: Has the Masters Condominium Association experienced erosion or settling of the building?
A: Yes. December, 2007 a sinkhole was discovered, Nationwide Insurance paid an insurance claim for the remediation of the building and grounds.
Q: Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?
A: NO.
Q: Do we have access to the golf course, swimming pool and tennis courts?
A: No. These properties are exclusively owned by the Bay Hill Club and Lodge and require a membership for the right of use.
Q: Is the condominium association or other mandatory membership association involved in any court cases in which it may face liability in excess of $100,000? If so, identify each such case.
A: NO.
Q: How do I report a maintenance issue?
A: Call the office number below to report all maintenance issues. If the office is closed you will have the option to be transfered to the after hours support personnel.
